REC Capital Partners was founded on a simple belief: real estate investing can create exceptional returns while solving meaningful problems.
We are a team of experienced real estate entrepreneurs, investors, operators, and business leaders who came together around one shared mission—to build wealth for our investors while expanding access to quality, affordable housing throughout Metro Atlanta.
Long before launching a real estate fund, we were actively acquiring properties, renovating homes, managing rentals, operating businesses, and helping investors build successful real estate portfolios. Through years of experience across acquisitions, finance, construction, property management, and operations, we developed a deep understanding of what creates sustainable value in residential real estate.
When we discovered the co-living model, everything clicked.
We recognized an opportunity to address one of today's fastest-growing housing challenges while creating an investment strategy capable of producing strong cash flow, long-term appreciation, and scalable growth. Rather than simply investing in the concept, we tested the model ourselves—acquiring properties, refining operational systems, and proving its effectiveness before inviting outside investors to participate.

Meet the Founding Partners
Peter Pasternack
Managing Partner | Finance & Investments
Peter began his career with PwC after earning a Master's degree in Accounting before becoming a bank president and later co-founding a design-build company featured on A&E's Flip This House. He is the founder of Real Estate Connections, Atlanta's largest real estate networking community, and has participated in more than 100 real estate investment projects throughout his career.
DD Garzon
Managing Partner | Operations & Property Management
DD has a long standing history of service in the property management industry. Currently as the 2026 President of NARPM the National Association of Residential Property Managers. She founded Skyline Properties Group in 2009 and grew it into one of Atlanta's premier property management firms before its acquisition by PURE Property Management in 2023. Where she remains in a leadership role and industry liaison for the company. She now leads Perfect Stay Rentals specializing in MTR and STR properties, bringing decades of operational expertise to the firm's investment strategy.
Denny Faircloth
Managing Partner | Acquisitions & Investor Relations
Denny built his entrepreneurial career leading high-performing sales organizations before transitioning into real estate investing, brokerage leadership, and capital raising. Today, he is a top-producing Realtor, investor, and business owner with extensive experience sourcing investment opportunities, building strategic partnerships, and helping investors grow their real estate portfolios. As co-host of Real Estate Connections and co-founder of The Investor's Blueprint, he has spent years educating and connecting real estate investors throughout Atlanta.
